The city's sprawling northern backyard, bisected by the Chiang Mai–Phrao Road with the 1001 along its eastern edge. The city-side stretch (around Mae Jo) is where relocators land; further north it runs out to rice paddies, water buffalo, and the Doi Saket foothills. How it lives depends on where you settle: Setthasiri San Sai is the area's flagship development — a Lanna-style gated estate spread across 53 rai with a stream running through it, mountain views toward Doi Suthep, and resort-style facilities — while the more affordable end of the market offers modest modern homes with actual garden space that would cost twice as much closer to the city. A car is necessary throughout. Anchors: Mae Jo University, Meta Mall (with Rimping), San Sai Luang Municipal Park, and the Ruam Chok shops close by.
