What are we not seeing in the listing?
Photos miss worn furniture, traffic noise, and marks on the ceiling. We walk through in person and record the details you would want to notice yourself.
See beyond the listing photos. We visit homes in person, look at the details that shape family life, and help get your questions answered before you sign or send a deposit.
The listing looks promising. But will the school run, workday, and life around it fit your family?
We start by listening to what matters to your household, then put local research and in-person viewings behind your decision.
Photos miss worn furniture, traffic noise, and marks on the ceiling. We walk through in person and record the details you would want to notice yourself.
We look beyond bedroom count: stroller space, kitchens, desks, stairs, balconies, and pool access, all against your household brief.
“Near school” does not show the road turn, entrance, or school-run route. We look at local access and flag what needs checking.
You will use the lift, rubbish area, parking, and entrance every day. We check shared spaces and ask about rules from pets to pool access.
Rent is only part of the decision. We clarify deposits, utilities, furniture, repairs, and move-in arrangements before you commit.
We coordinate access, put your questions to agents and owners, and follow up on rental details. If the home is unfurnished, we help plan what to buy locally.
A light sleeper, a toddler, a pet, a fixed school run, or two people working from home. These details belong in the brief.
We research rentals against your brief, visit up to five homes you approve, and coordinate with agents and owners. Here is what we look at and ask about along the way.
Know what looks right, what needs attention, and what the listing leaves out.
See the shared spaces and practical details you will live with every day.
Choose an address around how you will live, work, and get around.
Turn unanswered messages and verbal promises into points you can decide on.
An unfurnished rental does not have to mean arriving with nowhere to sleep or sit. We help you find local shops and online catalogs, plan the essentials around your budget, and lend a hand with suppliers or deliveries where useful. Furnishing help is part of the service; you choose and pay for the furniture and delivery separately.
The walkthrough covers what is visible and accessible during the visit. We distinguish our observations from information supplied by the owner or agent, and tell you which questions remain open. Technical testing or a specialist property inspection is separate.
Homes selected against your brief, with the trade-offs explained. You choose which ones are worth an in-person visit.
Video and notes from up to five approved homes, including concerns and unanswered questions. Review them together, pause, compare, and ask what matters to you.
The details to resolve with the owner or agent, requested repairs, and the lease and deposit steps for the home you choose. You can also decide a property is not right for you.
The $750 includes your requirements consultation; no separate consultation is required. It also covers local research, help comparing options, and up to five video walkthroughs. We stay in touch as we go and help you get settled in the home you choose. If you need extra visits or your plans change, we’ll talk it through together.
We confirm the search area, timetable, and priorities on the initial call. Rent, deposits, utilities, furniture, delivery, and any owner or agent fees are separate.
We help coordinate documents, signatures, payment instructions, and confirmation of receipt. You approve the lease and transfer your deposit directly to the owner or agent. Lease drafting or legal review, if needed, is a separate professional service.
Explore Chiang Mai neighborhoods, including Nimman, Hang Dong, and the Old City; or talk through the wider move in a consultation first.
We note visible discoloration, water stains, damp smells, and other concerns during the walkthrough. Where access and utilities allow, we try everyday fixtures such as taps, showers, lights, and AC. These are practical viewing observations, not mold testing, electrical certification, or a structural survey. If a concern needs a qualified inspector, we flag that before you make your decision; specialist inspection is separate.
Yes. We look at accessible common areas and the immediate surroundings, shaped by your brief. That can include corridors, lifts, parking, pool access, nearby activity, and routes to school or everyday essentials. We say what we observed during the visit, what the agent or owner told us, and what still needs confirming. One visit cannot establish noise or traffic conditions at every time of day.
The service is for long-term rentals in Chiang Mai. We begin with your budget, household, preferred areas, move timing, and must-haves, then confirm whether the search is a fit before work starts.
The service includes personal walkthroughs and videos of up to five homes that you have approved from the researched shortlist. We focus visits on places that match the brief, rather than creating a large unfiltered tour.
No. The $750 is the home-finding service fee. You pay rent, utilities, and any security deposit directly to the owner or agent. We can help make the transfer process clear, but we do not hold your money.
Yes. We help you find furniture shops and online catalogs, talk through what you need, and help with suppliers or deliveries where useful. You choose and pay for the furniture and delivery separately; those purchases are not included in the $750 service fee.
Yes — we’re here to help you find a suitable home. We’ll check your requirements together at the start. If we can’t make the search work or find a home that fits the agreed brief, we’ll refund your service fee.
Just get in touch. If we haven’t started substantial work, we’re happy to refund you. If the search is already underway, we’ll talk it through and be fair about the work already done.
That is part of the process. We can talk through the areas that fit your routine, school, commute, budget, and preferred pace of life. You can also start with our neighborhood directory or book a broader relocation consultation.
Book the $750 service, then share your household brief and schedule the included requirements consultation. No separate consultation is required. Local help runs from the first questions to settling into your chosen home.
